About PWJ Solicitors
We have served generations of individuals and local businesses, providing comprehensive legal advice.
We can provide legal advice to both landlords and tenants regarding commercial premises such as industrial units, shops and offices, and on residential properties including short and long term tenancy agreements.
Whether you are a landlord or a tenant we can advise on, negotiate and prepare the relevant leases and tenancy agreements to suit your needs. We can offer expert advice on tenancy deposit protection matters and assist with Lease Extensions by agreement or statutory process.
We can provide personal and comprehensive advice on the creation or renewal of commercial leases of all forms and lengths. We will ensure that these are drafted in a cost-effective and efficient manner.
We deal with the service of notices and claims for dilapidations, arrears of rent, rent reviews, lease renewals, proceedings for possession and breaches of covenant. Our expert team has many years’ experience of negotiating leases both landlords and tenants and will ensure that your interests are protected and that the final agreement reflects both the latest law and your individual requirements.
We can advise on and draft residential tenancy agreements to suit your needs. This includes assured shorthold tenancies and licences to occupy. We can also advise on and draft supplementary documents such as schedules of condition, inventories, and agreements for pets.
We have expertise in deposit protection matters for residential tenancies. This includes advising on when to protect the deposit, which deposit protection scheme to use, whether a tenant has a claim under the tenancy deposit protection legislation (Housing Act 2004 and Localism Act 2011) and how to resolve a deposit related dispute at the end of the tenancy.
We also advise landlords, estate/letting agents and tenants on matters relating to obtaining possession of property during and at the end of tenancy agreements. We can draft and serve the statutory notices (s.8 and s.21 notices) and issue and manage possession claims.
We also advise on and draft estate/letting agents’ terms and conditions for their landlord clients.
